Troubleshoot and repair malfunctions in electrical/mechanical/plumbing systems (e.g. HVAC, boilers, fire systems, refrigeration systems, lighting, appliances and other hotel equipment)
Conduct ongoing room preventative maintenance program (see maintenance manual for system specifics)
Resolve maintenance problems, complaints and work orders to prioritize and schedule work
Carpentry and painting skills, as well as drywall and carpet repair work
Inspect property to identify potential and current needs
Ensure department expenditures meet budget requirements
Assist with the capital budget process
Solicit bids from contractors and evaluating their proposals with hotel management (once contractor is selected and employed, ensuring work is completed to specifications)
Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations
Ensure pool is properly maintained to include cleanliness and chemical content
Maintain the building exterior if not serviced by a contractor (e.g. lawn care, painting, etc)
Supervise and schedule maintenance staff
Able to maintain guest satisfaction scores at brand standard or higher
Able to communicate effectively verbally and in writing with guests and staff
Able to maintain all Quality Assurance standards and pass semi-annual inspections
Able to lead a Team of 2 or more people
Perform any other duties assigned by Chief Engineer and/or General Manager
Must be able to lift up to 50 lbs.
Work a flexible shift including weekends and holidays.
Review department log records and be familiar with pertinent information relevant to the daily shift.
Review the hotel status and follow up actions with the previous shift.
Answer the departmental telephone.
Communicate by radio with designated hotel personnel.
Prepare work orders for maintenance repairs and submit to Engineering.
Legibly complete designated reports.
Document all pertinent information in the log book daily.
Complete all paperwork and closing duties before leaving.
HVAC Certification Preferred
Minimum of3 years’ experience in facility maintenance.
